Job Overview

Booking Holdings is seeking an experienced Senior Analyst, Real Estate.  The position requires hands-on experience and competencies in finance, process improvement, and multiple real estate functional areas. It provides the opportunity to impact and scale BHI’s global portfolio strategy and workplace experience.  You will apply your knowledge and experience across a wide range of projects and initiatives. This role is responsible for providing real estate functional and financial data analytics, reporting, and support capital planning.  The role works in all aspects of real estate projects and initiatives to ensure accurate data is captured, and the proper level of reporting is delivered. You’ll work with the Business Operations, RE, and FP&A Team on budgeting, forecasting, examining, and presenting the portfolio financial performance in order to enable executive management to make data-driven and strategic decisions. The role will support optimizing the global portfolio into a more agile, competitive, and efficient environment that improves the employee experience.

Responsibilities and Duties

  • Work effectively with internal and external stakeholders to ensure that the company’s real estate strategy and objectives are developed and met.

  • Assist finance team with ensuring timely company reporting requirements/compliance for lease-related data.

  • Support detailed financial and business data analysis, and modeling related to existing facilities, capital improvement projects, and new/ future facilities.

  • Support due diligence and analysis with the Brands to present recommended transactions and projects for approval that align with portfolio strategy initiatives.

  • Establish portfolio performance dashboards; benchmark, analyze, and report portfolio data. Regularly monitor performance by establishing and tracking Key Performance Indicators (KPIs).

  • In partnership with Procurement and Legal, support real estate tender activities and contract negotiations.

  • Support a culture of continuous improvement and help to identify future process and cost improvement opportunities.

  • Support and monitor budget/ project scope creation, vendor/ purchase order setup, budget tracking, and reporting of real estate projects/ initiatives.

  • Manage consultant and contractor payment applications, including review of invoices for conformance with contract documents; approval, and payment.

  • Work collaboratively with other functional departments in HR, IT, FP&A, Legal, Procurement, and Treasury.

  • Develop clear and compelling presentations and ad hoc reporting for senior leadership.

Qualifications

  • Bachelor’s Degree

  • Experience in the field (3-5 years)

  • Exceptional Program Management background with experience in developing a program management framework.

  • General corporate real estate experience in the areas of planning, transactions, projects, and operations.

  • Knowledge of techniques and tools for process improvement such as Six Sigma (up to Yellow belt certification a plus).

  • Strong quantitative and analytical skills and the ability to interpret financial data.

  • An aptitude for working in a fast-paced and dynamic environment and the ability to own and drive multiple projects and initiatives simultaneously.

  • Ability and experience in preparing comprehensive budgets, overall project schedules, and in planning and managing dept budgets.

  • Proven ability to establish and maintain strong working relationships with internal support teams, external real estate partners, and business unit clients.

  • Prior real estate accounting experience and experience with the Costar Real Estate Manager platform or similar preferred.

  • Proactive and goal-oriented, with the ability to work independently and manage change effectively.

  • Exceptional Excel/Google Docs and PowerPoint/Google Sheets skills.

  • Experience utilizing business intelligence, and data analytics platform(s). 

  • Ability to travel domestically and internationally, as/if needed.

There are a variety of factors that go into determining a salary range, including but not limited to external market benchmark data, geographic location, and years of experience sought/required. In addition to a competitive base salary, roles are eligible to be considered for an annual bonus.

The base salary range for Connecticut and the NYC metro area is $101,700 – $124,300.
