Booking Holding Inc’s (BHI) global real estate team plans, executes, and implements real estate and spatial solutions to support the evolving needs of BHI’s subsidiary Brands portfolio of approximately 4.5 million square feet across 275 locations in 72 countries.
We are seeking a Real Estate Manager who will have dual focus with lease administration and portfolio strategy at a global scale. The role will report to the VP of Global Real Estate and will support the brand regional real estate teams in managing and optimizing the global portfolio, development of occupancy plans, and accelerating the company’s transformation into a more agile, competitive and efficient environment that delivers an enhanced employee experience. The position requires hands-on experience and competencies ideally in multiple real estate functional areas and provides the opportunity to impact and scale BHI’s global portfolio strategy and workplace experience.
Responsibilities and Duties
Work effectively with internal and external stakeholders to ensure that the company’s real estate strategy and objectives are developed and met.
Play a key role in optimizing and managing the CoStar lease administration database & play a role with any future software/third party selection for portfolio management, and space management functionality.
Manage day-to-day lease administration for global portfolio, function as the primary contact with internal finance teams and external lease administration partner.
Assist finance team with ensuring timely company reporting requirements/compliance for lease related data.
Direct the development and distribution of critical dates and transaction status reports and portfolio dashboards, providing leadership and the Brands with clear, concise and timely updates.
Work collaboratively with the Brand real estate teams, business leaders, and real estate partner to secure approvals and manage the real estate transaction process internally.
Support due diligence and analysis with the Brands to present recommended transactions and projects for approval that align with portfolio strategy initiatives.
Support workplace space planning to ensure the proactive planning for space including the design of workspaces to best reflect the brand and the culture, and to optimize safe social distancing and productivity.
Support the development and reporting of portfolio metrics to help gain better forecasting and planning accuracy.
Analyze and report portfolio data and regularly monitor performance by establishing and tracking Key Performance Indicators (KPI) to identify future process and cost improvement opportunities.
Build and develop strong relationships with internal stakeholders and cross functional partners to discuss current and future space requirements, gather relevant HC and planning data to keep ahead of key business updates, growth and expansion opportunities and/or consolidation strategies.
Contribute to the implementation of space planning tools (CAFM/IWMS) and space calculators that can be utilized across all areas of the organization.
Manage Service Level Agreements with strategic partners and support vendor management in alignment with procurement team.
Assist with presentations and communications to senior leaders.
Bachelor’s degree from an accredited college or university in Real Estate, Finance, Architecture or other business-related discipline.
Preferred 5-7 years of experience in progressively more responsible roles within a multinational corporate real estate organization.
Preferred recognized certification or designation in corporate real estate; or related FM, PM designation would be considered a bonus.
Direct experience with global lease management.
Experience with space planning and portfolio optimization.
Capacity to establish and maintain strong working relationships with internal support teams, external real estate partners and business unit clients.
Ability to manage multiple priorities in a fast-paced, collaborative environment.
Proficiency with CoStar, and CAFM/IWMS occupancy planning & space data management solutions such as Serraview, IOffice, Planon strongly considered.
Proficiency in Microsoft Office suite and ability to consolidate data and floor plans into PowerPoint for presentations & advanced Excel skills is desirable.
Experience with data analytics and dashboard reporting using Tableau or other data visualization tools is desirable.
Experience with managing global service providers.
Ability to travel domestically and internationally, as/if needed.
